Mobile home appraisal notices arriving

This week, the Montana Department of Revenue mailed notices to property owners of mobile and manufactured homes that are assessed separately from the land on which they are located.

The notice is not a tax bill. Instead, the notice informs a property owner of their mobile or manufactured home’s market and taxable values for tax year 2020. County treasurers calculate and bill property owners for their 2020 general property taxes based upon the values shown on the notices.

Montana law requires the department to send a notice when there has been a change in property ownership, classification or value during the valuation cycle. Mobile and manufactured home property owners that did not have a change in ownership, classification or value in the past year will not receive a notice this year, but can access details about their property’s characteristics, including the current value, by visiting http://property.mt.gov .

If property owners disagree with the department’s determination, they may submit a Request for Informal Classification and Appraisal Review, called Form AB-26, within 30 days of the date on their notice. Owners can electronically submit the form or download it at http://mtrevenue.gov/property/property-appraisal-notices .

Property owners may instead choose to make a formal appeal directly to their county tax appeal board, also within 30 days of the notice date. However, most property taxpayer concerns are resolved with the department through the informal review process.

The department is working with limited staff and will do its best to be available for questions.
